Service Area: Lynnwood, WA and Nearby Towns

Where the 24/7 emergency line sends crews, with the ZIP codes for each place.

The emergency line covers Lynnwood, Washington and five nearby towns in Snohomish County and the King County edge: Edmonds, Mountlake Terrace, Mukilteo, Bothell and Everett. This page shows each place, the ZIP codes served there and a straight-line distance from Lynnwood, so you can see at a glance whether your address is in range.

Distances are straight-line estimates from Census reference points, not driving times. Traffic on I-5 and I-405 changes the real trip, so the dispatcher explains what to expect when you call.

Lynnwood

Lynnwood is home base, and calls here cover ZIP codes 98036, 98037 and 98087. Typical jobs run from upstairs leaks in townhomes and condos near the city center to basement water in older houses on the hillside streets. Each water damage service starts with a call: water mitigation to stop damage spreading, emergency water removal for standing water and water damage repair once the structure is dry.

The homepage lists the Lynnwood landmarks and neighborhoods covered, from the Alderwood Mall area to Cedar Valley and the Scriber Lake area. See the home page for the local overview.

What stays the same in every town

The phone line, the way a job is explained and the standard the work follows do not change from town to town. You call, describe what happened and where, and the dispatcher explains the scope and price before work starts. Same-day response is offered when available, and no page promises an arrival time because traffic, weather and call volume change by the hour.

What does change is the local water problem. Shoreline and bluff drainage matters in Edmonds and Mukilteo, creek corridors matter in Bothell, and river and estuary flooding matter in Everett. The town pages cover those differences using public sources.

How coverage and ZIP codes work

ZIP codes are a useful shorthand, but water does not respect them. Lynnwood addresses sit in 98036, 98037 and 98087.

Bothell is the one place where a single town spans two counties. Its ZIP 98011 is on the King County side, while 98012 and 98021 are on the Snohomish County side. That matters mostly for permit and utility questions after the work, so ask your city building department which jurisdiction handles your address.

Everett lists four ZIP codes with residential delivery, 98201, 98203, 98204 and 98208. A fifth Everett ZIP, 98207, serves Naval Station Everett only and has no residential delivery, so it is not on the list.

Why the nearby-town pages differ

A water problem in Edmonds is rarely the same as one in Bothell. Edmonds has shoreline and ravine drainage, Mountlake Terrace has hillside runoff above Lake Ballinger, Mukilteo has bluff and gulch drainage, Bothell has creek and river corridors, and Everett has a river estuary and an older combined sewer. Each town page uses public sources to describe its own exposure, so you can judge your risk before a leak happens.

For general guidance on any of those situations, the flood damage restoration page explains how storm and groundwater events are handled, and the water mitigation page covers the first days after any leak.

If your town is not listed

Call anyway. Describe the address and what is happening, and the dispatcher will tell you honestly whether the line can send help there. Do not wait on a web page when water is spreading.

While you are on the phone, shut off the main water valve if the source is a plumbing leak and it is safe to reach. For active leaks, a first look at the emergency water removal page explains what to do until help arrives.
